Street Scout is a rental negotiation platform that aggregates renter demand into city- or neighborhood-based "Blocks" to secure wholesale pricing from multifamily and luxury apartment developers. By converting multiple individual leases into a single institutional-style negotiation, the service targets lower effective rents and favorable terms for tenants without requiring them to share leases or financial liability.
The platform is designed for renters who want predictable pricing, reduced fees, and priority access to inventory, as well as for those planning ahead for pre-development properties. Street Scout coordinates the process with property managers and developers while renters sign standard, individual leases directly with the building.
Renters join a Block for a target area and move-in window. This creates a verified demand pool that Street Scout uses to approach landlords and developers. The company negotiates bulk rates and terms on behalf of the group, aiming for wholesale pricing relative to market rent. Members are not obligated to sign until final rates are presented and a specific unit is approved.
Once a Block reaches a negotiated outcome, members receive priority access to inventory and floor plans. Each renter then signs an individual lease directly with the building—Street Scout does not place renters on shared leases. Terms commonly include no broker fees and a 24-month rate lock; if prevailing market rates drop during that period, the lower rate is applied, and if they rise, the locked rate remains. If a Block falls short of a target size, Dynamic Tiers ensure members still receive predefined concessions.
